In order for your short sale to be successful and result in a closed property (and commission in your pocket!), then it is vital that you take control the BPO. If one small mistake is made with the BPO, the bank may not accept your offer and the deal is dead. Now, in order to save the deal, you will have to start the entire short sale process over again and your buyer has probably moved on. Most importantly, you have lost time and dollars on a deal that went south!
